The existing FHA cash-to-close calculator is for planning before the final documents arrive. This page has a different job: it helps you reconcile the lender’s latest estimate with the final disclosure and test whether the money you plan to use is both available and documented.
The CFPB’s Closing Disclosure explainer tells buyers to compare final closing costs and cash to close with the most recent Loan Estimate and ask why significant changes occurred. The final amount is not simply the down payment. It reflects the transaction’s final loan amount, costs, prepaids, initial escrow, deposits, credits, and other adjustments.

“I have the money” and “the file can use the money” are different
The CFPB notes that lenders generally verify the source of income and down-payment funds. A balance can be real but still require an explanation or paper trail. A recent transfer between your own accounts may need both sides of the transfer. A gift may need the lender’s required letter and evidence of transfer. Assistance can have separate approval, property, income, occupancy, lender-participation, or funding conditions.
HUD’s Single Family Housing Policy Handbook is the governing FHA policy source for acceptable funds and documentation. Because requirements depend on the source and transaction, use the lender’s requested document list rather than assuming a generic internet checklist is complete. Do not move money again merely to make an account look cleaner; ask before creating another transfer to explain.
What to do if the final amount is higher
- Confirm you are comparing the Closing Disclosure with the most recent Loan Estimate.
- Use the Calculating Cash to Close table to identify changed categories.
- Check whether agreed credits and the earnest deposit are reflected.
- Ask whether insurance, taxes, daily interest, or escrow timing changed.
- Confirm every gift or assistance dollar is approved and available when needed.
- Do not borrow, transfer, or deposit new money without asking how it must be documented.
If the shortfall is real, ask a licensed loan officer about available transaction-specific options. A higher credit, different pricing choice, changed down payment, or assistance structure can have tradeoffs and eligibility limits. Treat payment instructions as a security decision
The CFPB advises buyers to confirm with the closing agent whether the funds should arrive by wire or cashier’s check. Independently verify instructions using a trusted phone number. A message that changes the destination at the last minute should be treated as a warning, not a routine update. Never send funds based only on contact information inside an unexpected email.

Why did FHA cash to close change between the Loan Estimate and Closing Disclosure?
Final settlement charges, prepaids, escrow deposits, credits, deposits, loan amount adjustments, and other transaction details can change. Compare the Calculating Cash to Close table and ask the lender or settlement agent to explain each difference.
When should I receive the Closing Disclosure?
For most covered mortgage transactions, the lender must provide it at least three business days before closing. Use the review period to compare it with the latest Loan Estimate and resolve questions.
Can I count an FHA gift before the documentation is complete?
Do not treat expected gift funds as usable closing funds until the lender confirms the source, transfer, and required documentation meet applicable FHA and lender requirements.
Does earnest money reduce the amount still due?
A deposit already paid may reduce the amount due when it is correctly reflected in the transaction. Compare the deposit shown in the final figures with the receipt and contract.
Should I follow emailed wire instructions without calling?
No. Independently verify payment instructions with the settlement agent using a trusted phone number, especially if a message changes instructions near closing.
Does this worksheet approve an FHA loan?
