Two things surprise most buyers here. The first is that Carson City can borrow more than Las Vegas. The second is that this number is a year old, while every other county in the state got a fresh one.

This matters in one practical way. Carson City's lead over Las Vegas is shrinking. It was $50,775 in 2025. It is $33,713 now.
The new limits apply to loans by case number date, not by closing date. A case number is the file number FHA assigns your loan when the lender starts underwriting it. Underwriting is the review of your income, your credit and the property. HUD is direct about the cutoff:

Two things follow from that. The cap protects owner-occupied homes, so claim it in the year you buy. And the cap follows the property rather than you, so the bill a seller shows you may be well under what a new buyer pays.
