What credit score do you need for down payment assistance in Nevada?

Nevada down payment assistance needs a 640 middle credit score in Las Vegas, Henderson and North Las Vegas. That is the published floor for all four Nevada Housing Division programs.

The Division's own rate sheet backs that up. On September 18, 2026, all 15 program rows on its Today's Rates page listed a 640 credit score.

A manufactured home needs 660 with the same programs. Nevada Rural Housing runs a second set of programs for rural areas, and one of them lists 620.

Your score also shapes the FHA loan underneath. HUD's FHA rules start lower than any state program. So a low score can rule out the state money and still leave FHA open.

Which credit score do the programs actually use?

The programs use your middle credit score. A lender pulls three scores, one from each credit bureau, and the one in the middle counts.

HUD spells out what happens with fewer scores, or with more than one buyer:

HUD calls that number the Minimum Decision Credit Score. With two buyers, the lender finds each person's middle score and uses the lower one.

The Nevada Housing Division reads the same middle score. Its first-time buyer guide says so in one line:

Here is how that plays out. Say your three scores are 652, 641 and 628, so your middle score is 641. Your spouse has 660, 633 and 618, so their middle score is 633.

The loan's score is 633, the lower of the two. That puts the state programs out of reach for both of you, even though you alone clear 640.

The number to plan around is the middle of the three scores on the lender's credit report. A score you saw somewhere else may not match it.

What does each score from 580 to 680 unlock?

Each credit score step from 580 to 680 opens something different on a Nevada FHA purchase. 580 is FHA's line, 620 is Nevada Rural Housing's lowest listing, 640 opens the statewide programs, 660 adds manufactured homes and 680 raises the debt limit.

How much help does a 640 score open on an FHA loan?

A 640 middle credit score opens up to 5% of the loan through Home Is Possible, $20,000 through Worker Advantage, up to 4% through the first-time program, or $7,500 for teachers. Each one comes with its own first mortgage, so you pick one.

Here is the arithmetic on one example. Say the FHA loan amount on your note is $360,000. That number is only an illustration.

For most 640 buyers, the choice comes down to Home Is Possible or Worker Advantage. At this loan size the flat $20,000 beats 5%, which is $18,000.

The two meet at a $400,000 loan, where 5% is exactly $20,000. Above that, Home Is Possible pays more, if you qualify for both. Our side-by-side of Worker Advantage and Home Is Possible covers the other differences, and you can check which jobs count for Worker Advantage.

Worker Advantage is also a limited pot. The Division's guide sets aside $18,000,000 for 900 households. The full rules are in our guide to Nevada's $20,000 Worker Advantage program.

The first-time program adds its own caps in Clark County. The price can be up to $566,354. Household income can be up to $105,500 for one or two people, or $121,325 for three or more. The Division lists those limits as active as of June 15, 2026.

FHA sets a ceiling too. HUD's 2026 FHA loan limit for a single-family home in Clark County is $541,287.

Every one of these is a second loan, not a grant. Home Is Possible, the first-time program and Worker Advantage are never forgiven. You repay the balance when you sell, refinance, pay off the first loan or move out. Only the teacher money is forgiven, after five years in the home.

Is there down payment assistance for a 620 credit score in Nevada?

Yes, but only in rural areas. Nevada Rural Housing lists a 620 minimum for its Rural Rocks $20K program, and its programs do not cover the city limits of Las Vegas, Henderson or North Las Vegas.

The agency lists the excluded areas plainly:

A few Las Vegas Valley areas do qualify. Nevada Rural Housing names Winchester, Whitney and Summerlin South as eligible. Its valley map lists ZIP codes 89109, 89121, 89122, 89135 and 89169, and each one holds both eligible and ineligible homes. Check the exact address on HALMap.org.

Three details keep 620 from being simple:

Rural Rocks is a second loan too. It is forgiven only if you keep the home through its full term. Sell, refinance or move out before then, and you repay all of it.

Buying in Henderson? The City of Henderson says on its housing page that it does not currently run a first-time homebuyer program. It points buyers to the state's Home Is Possible program instead. Can you leave a low-score spouse off the loan?

Sometimes, but in Nevada your spouse does not disappear from the file. FHA will not use a non-borrowing spouse's credit score, yet it still counts that spouse's debts, and the state programs still count their income.

Nevada is a community property state. Under NRS 123.220, most property either spouse acquires during the marriage belongs to both. HUD has a rule for exactly that case:

If the Borrower resides in a community property state or the Property being insured is located in a community property state, debts of the non-borrowing spouse must be included in the Borrower's qualifying ratios, except for obligations specifically excluded by state law. So the spouse's score stays out, but their car loan and card balances still count against your debt limit. The Division's guides also count a non-purchasing spouse's income toward the program's income cap. A spouse who goes on title must take the homebuyer class too.

Leaving a spouse off can work when your own income carries the loan. Run the numbers both ways before you decide.

What score do you need for a manufactured home?

A manufactured home needs a 660 middle credit score with the Nevada Housing Division's programs, and 680 with Nevada Rural Housing's Launchpad. The Division's 660 floor took effect May 1, 2026.

The Division's guides add three more limits for manufactured homes. Debts can reach only 45% of income, at any score. No approval by hand is allowed. Single-wide homes are not eligible.

Why does a 680 score matter if 640 already qualifies?

At 680, the Nevada Housing Division lets your debt-to-income ratio reach 50% on an FHA loan instead of 45%. Your debt-to-income ratio is the share of your gross monthly income that goes to debt payments, including the new home.

Here is what the step from 640 to 680 means in dollars. Say your household earns $6,000 a month before taxes. At 45%, all your monthly debts together can total $2,700. At 50%, they can total $3,000.

Can you use Nevada assistance if FHA's system will not approve your file?

No. The Nevada Housing Division's guides rule out manual underwriting (a person at the lender approving the file by hand) on FHA loans. So your FHA file needs an approval from FHA's automated system.

Loans must comply with the requirements of the Fannie Mae, Freddie Mac, VA or USDA-RD guidelines per the selected product. This matters most near the minimum score. FHA's automated system weighs the whole file, not just the score. Steady income and low debts help a 645 file. Heavy debts can hold one back.

What can you do if your score is under 640?

Under 640, you can still buy with FHA and fill the gap with savings, a gift or a seller credit toward closing costs. Or you can raise the score first and come back to the state programs.

Waiting has a cost too. Worker Advantage and Rural Rocks both run on set amounts of money, and the programs can change their rules. Check again before you plan around a future score.
