This is a state program rule. It comes with Worker Advantage, Home Is Possible and the first-time buyer program, whether the main loan is FHA, VA, USDA or conventional.

The Division's Freddie Mac course is free. It also takes any HUD-approved course (one from an agency approved by the U.S. Department of Housing and Urban Development). Paid courses on its list ran $45 to $100 per person in September 2026, and every certificate expires 12 months after it is issued.
What is the Nevada homebuyer education class?
The Nevada homebuyer education class is a short course on buying and keeping a home. The Nevada Housing Division requires it before its down payment help can close.
The Division runs Nevada's state down payment programs under the Home Is Possible name. That family includes Nevada's $20,000 Worker Advantage program for essential workers and a program for first-time buyers. You apply for all of them through an approved lender, not through the state.
The Division describes its free course as covering credit, budgeting and what to expect while you buy. When you finish, you get a certificate of completion. You hand that certificate to your lender.
The Division is plain about why the certificate matters:

So the class is not a courtesy step. Without a certificate for each borrower, the file does not meet the program's rules.

Who has to take the class, and who does not?
The Nevada homebuyer education class is required for every person on the loan or the deed, including buyers who have owned a home before. A cosigner does not take it.
The Division spells it out in its lender FAQ, word for word:
All buyers (any person on the note/warranty Deed) must complete an approved homebuyer education course. A non-purchasing spouse (NPS) on title must complete a homebuyer education course. Cosigners are NOT required to take a class. Two terms in that answer trip people up. A non-purchasing spouse is a husband or wife who is on the title (the record of who owns the home) but not on the loan. A cosigner is someone who backs the loan without living in the home or owning any part of it.

One detail catches couples. The Division's guidelines warn lenders that its rule is different from Freddie Mac's own. Each borrower must attend, even on the Freddie Mac course.

Here is how it counts for a real household. Picture a married couple on the loan, with a sister cosigning. The file needs two certificates, one for each spouse. The sister needs none.
Which homebuyer education courses does Nevada accept?
Nevada accepts its free partner course from Freddie Mac, six named providers, and any other HUD-approved homebuyer education course. The Nevada Housing Division lists the providers and their prices on one page.

One certificate no longer counts. For loans reserved on or after May 16, 2021, the Division stopped accepting the Nevada Rural Housing Authority's homebuyer education certificate. Reserved means the day your lender sets aside the assistance for your loan. The Division cited Fannie Mae requirements for the change.
If you took that rural course for another program, plan to take an approved one as well.

How much does the class cost, and how long does it take?
A Nevada homebuyer education class can cost nothing. Four approved options are free, and the paid online courses on the Division's list ran $45 to $100 per person in September 2026.
Price matters more than it looks, because every borrower needs a certificate. A couple pays twice.
Here is the math for a married couple, both on the loan, at the prices the Division listed on September 16, 2026:
- Freddie Mac CreditSmart: 2 people times $0 is $0.
- Money Management International, online: 2 people times $45 is $90.
- Neighborhood Housing Services of Southern Nevada, online: 2 people times $99 is $198.
- Chicanos Por La Causa, online: 2 people times $100 is $200.
Those totals are illustrative. A provider can change its fee at any time.
Time is the other cost. The free live online classes on the Division's September 2026 event calendar run 60 to 90 minutes. The Division's listings for those September classes say it issues the certificate.
Self-paced courses work differently. Freddie Mac says you can pause its course and start back up on any device, so the clock is yours.
When should you take it, and how long does the certificate last?
Nevada homebuyer education works best early in your purchase, and it must be finished before closing. The certificate is good for 12 months from the day it is issued.
The Division's own step-by-step order puts the class second. First you find a qualified lender and get pre-approved. Then you complete homebuyer education. Then you find an agent and a house.
That order helps you in two ways. The lender confirms which program you fit before you spend an evening on a course. And the class is finished before underwriting (the lender's full review of your income, credit and the home) is racing a closing date.
The 12-month clock cuts the other way. Say you finish on October 1, 2026. That certificate expires 12 months later, in October 2027. If your home search drags past that point, you take an approved course again.

The certificate follows you past closing, too. After closing, the lender uploads it with your final loan papers for the program's compliance review, the check that your file met every program rule.

Is the class a Nevada rule or an FHA rule?
The Nevada homebuyer education class is a Nevada Housing Division rule, not an FHA rule. It comes with the state's down payment help, and the Division applies it whether the main loan is FHA, VA, USDA or conventional.
A separate federal rule reaches every buyer. Soon after you apply, your lender must give you a written list of housing counseling agencies near you. The rule sits in the regulations under the Real Estate Settlement Procedures Act, often called RESPA, and it gives the lender three business days:

That list is a resource, not a class you must attend. It can still save you a search. The Division accepts any HUD-approved homebuyer education course, so an approved agency on your list that teaches one can satisfy the Nevada rule.

What if you are a teacher, a state worker or a Spanish speaker?
Nevada teachers, state workers and Spanish speakers still take the class. Each has either an easier path to it or a program built for them.
Teachers. Licensed full-time K-12 public school classroom teachers in Nevada have their own program, Home Is Possible for Teachers. The Division lists $7,500 for down payment and closing costs and says the program runs through December 31, 2026. It requires the same homebuyer education course.
State of Nevada employees. The Division runs a one-hour live webinar called Steps to Homeownership for state workers. Participants receive a homebuyer education certificate at the end. You must register with a State of Nevada email address, and the next session the Division lists is October 1, 2026, at noon.
Spanish speakers. Freddie Mac offers its homebuyer lessons in English and Spanish, and Fannie Mae's HomeView course is also available in Spanish. The Division's education page carries a Spanish start button for its partner course.

What should a Las Vegas buyer do next?
Las Vegas buyers should settle the program first, then line up an approved lender, then take the free class. That order keeps you from finishing a course for a program you do not end up using.
